1. Land Eligibility Checklist

  • ✔️ Land falls under TCP-jurisdiction (Not Municipal only)
  • ✔️ Land-use matches proposed project (as per Master Plan / Zonal Plan)
  • ✔️ Agriculture land? → CLU required
  • ✔️ No legal dispute, court case, stay order
  • ✔️ No acquisition notice (Section 4/6 etc.)
  • ✔️ Clear title: Jamabandi, Mutation, Khasra, Tatima updated
  • ✔️ Land is free from mortgage, bank charges & encumbrances
  • ✔️ Meets minimum area norms for colony (e.g. 25 acres for plotted colony, etc. depending on zone)
